The whole of the above conditions, except in so far as they relate to the issue of leases, have been complied with, with the exception of (ix). No buildings have so far been erected on Kowloon Marine Lot 81, but there is still time for the lessees to carry out the Building Covenant.

Under the conditions above stated, the follow-ing are the particulars of the lots as re-arranged:-

Crown Rent. 81...... 55.150 Sq.ft. $390 Kowloon Marine Lot 34.. 78,850 .132,000TM 1,058 ~~31,448′′ Total square feet. or 3.03 acres at an average Crown Rent of $478 per acre.With regard to the value of these lots, Messrs. Butterfield and Swire paid $4 per square foot for ad-joining land, (without any buildings on it) which is subject to a Crown rent of $850 per acre. There are buildings on Kowloon Inland Lot 210 and Kowloon Marine Lot 34, but they are not of a substantial character and their value is estimated at $24,000.
There is however a substantial iron pier of 10,800 square feet in area projecting from the lot, the value of which may be put at $60,000.
On the above basis, the value of the lot would be as follows:-
Land....132,000 Sq.ft. @ $4 $528,000 Buildings. .24,000 Pier..... .80,000 Total.. $812,000.9.
I have been informed privately that, in June, 1905, Messrs. Leigh and Orange, who, I understand, were acting on behalf of the Lessees, were of opinion that a firm offer of $4.50 per square foot was likely to be accepted. I think that this
